Neighborhood Guide

Lake Nona Estates

Orlando's purpose-built medical and tech district, minutes from the airport.

The medical city that built a town

Lake Nona's center of gravity is Medical City, the health and life-sciences cluster that includes the UCF College of Medicine, Nemours Children's Hospital, and the Orlando VA Medical Center. The USTA National Campus brought tennis; the KPMG training center brought corporate campuses in its wake. That employment base shapes everything around it — the restaurants in the Town Center, the trails, the emphasis on wellness and connectivity. For buyers relocating for work in medicine, research, or tech, this is often the first neighborhood on the list.

New construction, master-planned living

Housing here skews new: townhomes, single-family neighborhoods, and estate sections built within the last two decades, most of them inside master-planned communities with pools, parks, and A-to-B trail networks designed in from the start. Laureate Park is the best-known, with its colorful modern architecture and front-porch streets. Because so much inventory is recent, buyers who want current floor plans, builder warranties, and energy-efficient construction find more of it here than almost anywhere else in Orlando.

Getting everywhere else

The 417 runs along Lake Nona's edge, putting Orlando International Airport a few exits away — a real advantage for frequent flyers and international families. The 528 connects east toward the Space Coast and west toward the attractions, and downtown Orlando is a straightforward drive north. Boxi Park, the Town Center, and a growing restaurant scene mean much of daily life stays local, but when Lake Nona residents do leave, the airport proximity is usually what they mention first.
