Davenport

Where Central Florida's vacation-home economy meets everyday suburban life.

Davenport sits at the crossroads of Four Corners, where Polk, Osceola, Orange, and Lake counties meet — close enough to Walt Disney World that resort communities and family subdivisions share the same stretch of US 27. Two decades of steady building have turned former citrus land into one of Central Florida's most active markets, drawing buyers from across the country and well beyond it. It remains a place where an investment property and a primary residence can be neighbors.

Two markets in one town

Davenport works on a split personality, and buyers benefit from understanding it. Along the US 27 and ChampionsGate corridors, short-term-rental zoning supports resort communities built for the vacation trade — gated neighborhoods with clubhouses, water features, and homes designed to sleep large groups near the theme parks. A few miles away, conventional subdivisions serve families and retirees who live here year-round, shopping at Posner Park and commuting up I-4. The same address can mean very different ownership rules, so knowing which side of the line a community sits on matters more here than almost anywhere in Central Florida.

Location and everyday life

The town's pull is geographic. I-4 runs along Davenport's edge, putting the Disney parks a short hop north, downtown Orlando and its airport within a reasonable commute via I-4 and the 417, and Tampa a straight run southwest. ChampionsGate anchors the area with golf, dining, and the Omni resort, while the historic downtown — a small grid of streets east of US 27 — keeps a quieter, old-Polk-County character. For buyers relocating from out of state or abroad, Davenport tends to offer newer construction and more house for the money than comparable communities closer to Orlando's core.
